PUBLIC WATER AT THE ROAD | NO HOA | SOIL TEST DONE | MODULAR OR SITE-BUILT HOMES OK | 5 MILES TO ALBEMARLE Wooded land for sale in Stanly County, NC: about 1 acre (two adjoining parcels sold together) on a quiet gravel road just south of Albemarle, in the Uwharrie lakes region of the NC Piedmont. Public water at the road and a soil test done. WHAT YOU CAN DO HERE: Build a site-built or modular home outside the city limits, with county water along the road and room for a garden. A good fit for a first home on land or a builder looking for a lot close to town. WHAT YOU CAN PUT HERE: Zoned R-20 Residential in unincorporated Stanly County, with no HOA. R-20 allows a site-built or modular single-family home. New manufactured (mobile) homes are not allowed in R-20. Living in an RV is not allowed, except in a permitted camper while you build your home. Farm animals like chickens, goats or horses need at least 5 acres in R-20, so this land suits a home and garden rather than livestock. GREAT FOR: A first home on land, a modular home site, a builder lot near Albemarle, or a quiet place outside the city limits with no city taxes. BUILDING: A licensed soil scientist evaluated the land and the existing septic system (report attached). The soils support a subsurface drip septic system (not a conventional gravel system) for a typical 2 to 3 bedroom home (preliminary; the county issues the final permit). Drip systems cost more than conventional systems, so get an installer quote. The old septic system that served the doublewide is not working, so plan on a new system. The land is gently sloped (about 3 to 7 percent), fully wooded and overgrown with brush, so plan on clearing for your homesite. There is no recorded survey of the two parcels. UTILITIES: Public water is available at the road (a county water line runs along the road frontage). There are no water taps today, so the buyer pays the tap and connection fees. There is no public sewer at the road, so a septic system is needed. An older private well sits on the home parcel (condition unknown). A power line runs along the left side property line, at the edge of the land (as you face it from Lorene Drive). ACCESS: Lorene Drive is a gravel road on a recorded 30 foot right of way off a paved state road, with a recorded road maintenance agreement that shares costs among the owners. About 137 feet of road frontage. Not in a mapped flood zone (FEMA Zone X), and no mapped wetlands. NEARBY TOWNS: Albemarle about 5 miles, Norwood about 9 miles, Oakboro about 10 miles, Locust about 15 miles, Charlotte about 41 miles. AIRPORTS: Stanly County Airport (VUJ) about 11 miles, Charlotte Douglas International (CLT) about 58 miles. THINGS TO DO: Lake Tillery boat access about 11 miles, Morrow Mountain State Park about 12 miles, Badin Lake about 12 miles. GOOD TO KNOW: This sale is two adjoining tax parcels of about 0.5 acre each, sold together. The front parcel along Lorene Drive is wooded. An older 1988 doublewide sits on the back parcel, behind it, and you reach it on foot through the woods. Stanly County Planning has confirmed it can no longer be lived in, and it cannot be replaced with another manufactured home under R-20 zoning. It has no value assigned to it and is sold as-is with no warranties, so plan on removing it before you build. The old septic drain lines cross the line between the two parcels. A power line easement (about 30 feet) runs along the left side property line, at the edge of the land. No recorded survey. The soil test and the How to Find the Property guide are ready to review.
